Our Design & Build project management process has been carefully planned to take care of all aspects of a building project, from your first ideas to the moment the final work is done. This includes everything you need, and is therefore ideal for house restoration, flat refurbishments and all building works. Furthermore, our Design & Build process has successfully been used for commercial shops including fit-out (shopfitting).

The Pre-Build Stage:

Design:
We listen to your hopes for the project, and all the ideas you have. We’ll also inspire you with possibilities you weren’t yet aware of. Together, we come up with a vision. Then, we project manage leading architects in Edinburgh for the next step. They will create the architect drawings and building warrant drawings to get started. At this stage, we will also arrange for structural engineer drawings as needed, and begin to look at the internal design.

Planning:
We support you throughout the planning permission process, providing advice to ensure that permission is achieved. We are skilled experts with building warrant drawings, and understanding plans, within the context of previous successful applications in Edinburgh.

Quote:
Our skilled and accurate estimators work with the plan, and initial schedule of works, to create a bespoke quote. This is a to- and fro- process where you can refine design elements according to budget. As we are able to offer a complete service, we can include everything you need, from kitchen and bathroom design and installation, through to bespoke joinery and bespoke furniture. Your quote will include all structural work, roofing, joinery work, electric, plumbing and decorating.

Programme of works:
Once you have settled on the work to be done, and are happy with the refined quote, we prepare the programme of works. This is a skilled process, only done successfully by experienced building contractors. At the end of this process, we should have an established timeline for the project, with clearly staged delivery dates. These staged dates provide clear markers for project management throughout.

Contract and Deposit:
Preparing an industry-reputed contract (either from the Federation of Master Builders, NEC4 or JCT), we take steps to protect you as our client, as well as ourselves. In line with this, we will ask you to pay a deposit of 5%. This secures us as your chosen building contractor, and allows us to set a start date.

Building Control:
Throughout the project, we will arrange meetings with the architect. The purpose of this is to ensure we are accurately following all building regulations, meeting the terms of planning permission and following building warrant drawings.
The Build:
Pre-Build Meeting
Before works properly begin, you will meet the key Project Manager responsible for your build. You’ll also have an opportunity to meet the Construction Manager. Together, you will be taken through the project, with an opportunity for discussion, and for you to ask any questions. For those choosing bespoke kitchens and bespoke furniture, this is an opportunity to make further decisions.
The Build
Work can now move forwards, and you’ll quickly see progress. The Project Manager, as well as our customer service and management teams, will keep you fully informed throughout. In addition, our management will regularly undertake inspections to ensure that the highest standards and quality are achieved, every step of the way. We use only A1 professionals, ensuring that we stick to the Programme of Works, and that you are pleased with the outcome.
Project Management
Our Project Management approach is a vital and integral part of ensuring a successful Design & Build. Their primary role is to bring you peace of mind, by overseeing the entire construction team. From them, you will receive a detailed fortnightly report. This report will confirm everything with you, in writing, so that you receive reassurance that the project is on track and progressing as you expect.
Completion
Once we have completed the building and internal works, including interior design and any bespoke joinery and all snagging (rectifying any small issues), we will undertake a joint inspection with you. We will, together, look at every element of the work, until both you and we are satisfied that it is completed to the highest standard.
Documentation
Once you are completely satisfied, you will receive the building control completion certificate, along with all other relevant warranties, manuals and testing and commissioning certificates.
Retention Period
As trusted builders, we care about your absolute happiness with the works. Therefore, after the final payment has been made, you hold a 2.5% retention of the project total, for a period of up to six months. This enables you to take the time to experience the space and building over several weeks or months, to ensure no defects appear. Should anything arise in that period, we will rectify it as soon as possible.
